Holiday home contract for: 17 Rue de Reims, 29160, Crozon, Bretagne, France
Weekend and mid-week change-over are available.

The maximum number of holiday guests is six, no pets. No smoking permitted. The property is to be used for holiday purposes only and is rented to the guests named in this contract. Subletting is not permitted.
Terms and conditions
Contract
The contract of hire is between the holiday guest (who represents all parties staying at the property), and Nigel Edwards, The Spinney, Bakers Square, Fernham, Oxfordshire, SN7 7NT, and is bound by all conditions of hire herein. The contract is effective once the holiday guest has received written confirmation of the booking to let the self catering accommodation at 17 Rue de Reims, Crozon, 29160, Brittany, France.
Payments, Schedules, Withdrawals from the contract
Please return this form with 25% advanced payment.
Final payment: 75% to be paid four weeks before the rental period.
Deposit of £100 to be paid four weeks before the rental period.
The advanced payment is 25% of the total costs and is due when booking.
Receipt of this holiday home contract is binding booking confirmation.
The advancement payment will be subtracted from the total costs of the rent. The final payment is due four weeks prior to the holiday rental period, without further notice.
In the case that the final payment is not made within this four week period this will be seen as withdrawal from the holiday rent contract, and the advanced payment made will be kept as a withdrawal fee. The booked period of rent will then be advertised again within two working days. I kindly ask you to comply with these periods.
A booking cannot be confirmed until this form and the advanced payment has been received.
Deposit
It is necessary to send a deposit of £100 four weeks prior to the holiday rental period. After the holiday guest departure and an inspection of the house is made the deposit will be refunded provided that no damage as been found at or in the house and the house has been left clean and in the order as it was found. In the case of an offence against the rent conditions there will be off set against the deposit. The holiday guests named in this contract are responsible for all damages.
Receipt of this holiday home contract is binding booking confirmation.
Payment in the case of short term booking
In the case of booking up to six weeks prior to the holiday rental period the full amount including the deposit is due immediately after the receipt of the holiday rental contract by the holiday guests.
Withdrawal from the holiday rental contract
In the case where the holiday guest has to withdraw from the booking notice has be given in written form. The landlord will endeavour to find a suitable replacement holiday guests only if he has been entitled to do so by written form from the original holiday guests.
- A cancellation notice of three months prior to the holiday rental period: a full refund will be made to the holiday guests minus the 25% advanced payment
- A cancellation notice of two months prior to the holiday rental period: a 75% refund will be made to the holiday guests minus the 25% advanced payment
- A cancellation notice of one month prior to the holiday rental period: There will be no refund.
In the case where for unforeseen circumstances the landlord has to withdraw from the booking, written notice will be given as soon as possible with a full refund of all payments made at the time of written notice.
Insurance
The named holiday guest in this contract is responsible for holiday insurance to cover all parties using the property. This includes personal insurance, including cancellation insurance and personal effects. Nigel Edwards is not liable for loss or damage of any personal effects or personal injury whilst on the premises.
Safety
Every care has been taken to ensure that the safety of the holiday guest is catered for, nevertheless it is the holiday guests responsibility to exercise caution and adequate supervision where necessary to prevent injury and damage. If a holiday guest has any concerns regarding safety this should be reported to the agent or landlord immediately.
Liability
The holiday guest is liable for damages that he/she or accompanying persons or visitors in or at the landlords property. The landlord is not liable for instances which are in the responsibility of the holiday guest or persons accompanying the holiday guest.
Arrival and departure
Please be aware that change over day is Saturday, unless otherwise agreed by the owner. The house has to be vacated no later than 10 o 'clock A.M on the final day. The arrival is not permitted before 4 o 'clock P.M. On receipt of the final payment four weeks prior to the holiday period the I will send you the digital code number for entrance into the secure courtyard as well as the digital code for the key-safe to be found by the front door of 17 Rue De Reims. On entry you will find a welcome pack to greet you. There will be contact details of my agents in France should you need any help or have any enquiries about the house. The agents are:

When you leave the house at the end of your holiday, please replace the keys in the key-safe by the front door so that Mark and Sonia can inspect the house and retrieve the keys.
Number of persons, pets
The house may be occupied with only the number of persons agreed upon in this holiday rental contract. Pets are not permitted.
Material damage/upkeep of the property
The property is maintained to a high standard and is well equipped and the holiday guest must ensure that it is kept clean and tidy and care is taken not to damage the property or its contents. This is a strictly no smoking property and the holiday guest is therefore agreeing to no smoking within the property.
The holiday guest is obliged to look after the house and its interior with care and also to advise a company in persons to do so. Non compliance with this term can lead to loss of the complete deposit and in extreme circumstances the holiday guests may be asked to leave the property with no refund. Damages found upon arrival to the property must be reported immediately to the agent or landlord.

Airing Cupboard
- The Washing machine is located in the airing cupboard next to the shower room
- Laminated Washing machine instruction. (please leave them on the washing machine when you leave)
- Iron, clothes pegs, clothes dryers and ironing board are located in the airing cupboard next to the shower room.
- The clothes driers have two hooks on the back of them - hang the hooks over the balcony section of the windows. Hang the clothes on the airier first to make it easier to hang on the balustrades. In order for safety sake please DO NOT LEAN OUT OF THE WINDOWS. Washing can be hung on the airier by hooking the airier over the stairs hand rail by the shower room and then they can be hung (fully loaded) on the balustrades.
